What areas do you manage in?
Mt. Hood and the surrounding communities - Government Camp, Welches, Rhododendron, Zigzag, Brightwood, and the corridor in between. We're not a national company managing a hundred markets from a call center in another state. Mt. Hood is the only market we currently work in, and we live here.
What's included?
Everything between a guest searching and a guest checking out: nightly pricing, listing creation and optimization across the OTAs, direct-booking marketing, all guest communication, cleaning and turnover coordination, inspections, maintenance coordination, and your monthly owner statement. You're not assembling a management solution from parts - you have a team. We also offer a-la-carte services as an as needed basis - we have a LOT to offer.
How do you decide what my home should charge per night?
AI-powered strategic dynamic pricing that recalibrates against real demand, seasonality, local events, and what comparable homes on the mountain are actually getting. Rates move daily, not once a season. It's a fair question to ask any manager you're considering - most in this market still set rates by hand a few times a year, and it costs owners real money on high-demand nights.
You're a new company. Why should I trust you with my home?
We might be new to Mt Hood, but we are not new to the industry. MOV is run by technology, and marketing forward industry veterans. New is what led us to build it right. We designed this company around dynamic pricing, direct booking, and hands-on local care from the start - there's no legacy system to retrofit, no corporate playbook written for a different market. We're also small enough that you'll know exactly who's handling your property, and you'll have their direct line. That's not a starter-company compromise. For most owners it's the thing they've been missing.
How is this different from Vacasa or another national manager?
Scale works against you as an owner. A national manager optimizes across thousands of properties; we optimize yours. The practical difference shows up in the details - how fast a maintenance issue gets handled, whether anyone noticed your listing photos are three years old, whether you can reach a decision-maker. Ask any manager you're evaluating: what's your SEO and direct-booking strategy, and how are you using AI to price my home? The answers are usually revealing.
Can I still use my own home?
Yes. It's your house. You reserve the nights you want, and we build the revenue plan around your calendar - not the other way around. We'll be straight with you about what blocking peak weeks costs in revenue so you can decide with real numbers, but the decision is always yours.
Will my home be on Airbnb and Vrbo?
Yes - we build and maintain optimized listings on the major platforms, because that's where guests are today. But we're also working to need them less. We invest in SEO and direct-booking, guest life-cycle infrastructure so that over time a growing share of your bookings come to us directly, without a platform taking its cut. Both things at once: full exposure now, better margins over time.
Who handles cleaning and maintenance?
We coordinate both with vetted local people. Cleaners work to a consistent standard and we inspect between stays rather than assuming. For maintenance, we work with trusted local trades and coordinate the work - mountain homes develop problems that get expensive if nobody's looking, and someone is looking. That said, we are totally flexible for what works best for you and your property.
What happens if a guest damages something?
We screen guests, set clear expectations before arrival, and inspect after every stay so problems get found immediately rather than three bookings later. When something does happen, we document it, pursue the claim through our damage protection insurance provider, and coordinate the repair. You hear about it from us - promptly, with a plan attached.
What does getting started look like?
A conversation. We'll look at your home the way a guest would, tell you honestly what we see, and put together a revenue projection specific to your property - bedrooms, location, season by season. No pitch deck, no obligation, and you keep the projection either way. If it makes sense for both of us, we move forward!
